General Information for Owners, Visitors, & Renters

Welcome to Riverwoods Plantation, a 55 and older condominium association.  Riverwoods is one of the most beautiful communities of its kind in this area.  In order to protect this well-earned status, the association has some rules and regulations that we trust you will observe.  You will find a summary of the most common ones in this handout. We thank you in advance for your cooperation in preserving our communal lifestyle.  We hope you enjoy Riverwoods!

Registration and Initial Sign In

All owners, renters, and guest must sign in at the Welcome Center Front desk upon arrival and departure

All vehicles belonging to owners must have three visible Riverwoods Plantation stickers.

All renters and visitors will be issued appropriate vehicle passes.

Children under the age of 18, must be registered and children will be issued a green numbered wristband that must be worn during their stay.

    Safety and Security

    The speed limit in the community is 15MPH, please obey all stop signs.

    When walking or riding your bike after dark please be sure you have reflectors and or flashers or flash lights.  Be visible!

    Two wheeled powered vehicles are for ingress and egress only!

    Park only one vehicle on the concrete driveway per unit, temporary day visitors may park on the grass next to the lot for up to 2 weeks.  Permanent vehicles must fit in the drive and cannot hang out into the street and must be pulled straight in. Visitors staying longer must contact the office and a space will be assigned to them.

    No more than four persons can occupy a unit except for temporary guests.

    A temporary guest means persons who are staying for a maximum of two weeks in any thirty day period.  All guests must be registered with the office.

    Any stay of more than two weeks requires the presence of a person 55 years of age or more.

    Children under 18 years of age are limited to a maximum stay of thirty days in any twelve month period.

    Quiet hours are from 10:00pm to 7:30am.  No construction on Sundays.  No deliveries before 7:30 am. 

    Do not store any watercraft, trailers, or anything else not deemed compatible with the surroundings at Riverwoods.  Boat storage or RV storage is available for rent; please see the office for details.

    You can string temporary clothesline for bathing suits and towels under an awning or on a patio area but it must be taken down when not in use.  No clothes!

      Pets

      Pets are restricted to lots on the outside perimeter on the following streets: Jefferson Davis, Cumberland Court, Washington Way, and Carriage Court.  Pets may also use “Puppy Plantation” which is located in the front 18 acres.  This is an off leash fenced dog area. 

      Each Pet Lot is limited to two pets.

      When outdoors, pets must be leashed and owners must pick up after you pets.

        Utility Hookups

        Do not discharge anti-freeze or other non-biodegradable substances into the sewer system

        Connect your RV’s to utilities in a safe, sanitary manner using the proper size fittings and properly fused electrical cord.

        Use the blue standpipe for potable water and make sure the connection has no leaks.

        Make sure there is no air or water leaks in the sewer connections and that these are properly trapped.

        Keep blackwater holding tank valves closed except when dumping  

        Use water in the red standpipe for irrigation.

          Water Conservation

          Water conservation is important to us in Riverwoods and we follow all restrictions and regulations issued by the South Florida Water Management District.

          Use the water in the red standpipe for irrigation.

          Plant and grass watering is allowed two days a week: Odd numbered addresses may water on Saturdays and Wednesdays.  Even numbered addresses may water on Sundays and Thursdays.  Watering times are between 5 am and 9am. 

          Manual watering should take place between 6:30am and 9:00am

          Wash your vehicle at the boat yard washing facility, the park does not pay sewer on the water use at the facility.  This is a cost savings to the community.

            Garbage and Trash Disposal

            Please Recycle aluminum cans, paper, corrugated boxes, plastic, tin cans and glass.

            Place your recycle items in the three recycle bins (plastic bottles and jars, glass bottles and jars,  metal cans, all plastic #1-#7 and make sure cans and jars are clean.  DO NOT put plastic grocery bags in the recycle bins.  The one wire cage receptacle located in the maintenance area is for clean aluminum cans only.  Shredded paper goes in the garbage compactor, not in the cardboard or recycle bins.  Dog waste goes in the garbage compactor only. 

            Household trash goes into the thirty yard compactor/dumpster.

            Vegetation trimmings and weeds can be bundled and bagged and left at the edge of your road for pickup by the maintenance staff.

            The Lee County Solid Waste Division has opened its permanent Household Chemical Waste Collection facility on 6441 Topaz Court (off Metro Pkwy) for operation. 

            Residents may now dispose of household chemical waste between the hours of 8 am and 5 pm, Monday through Friday and every first Saturday of the month from 8 am to 12 Noon.  The facility will be closed on holidays observed by Lee County. 

              Use of Recreational Facilities

              Please read the posted rules in the recreational facilities and make sure all your guests or family members’ area aware of them before they use the facilities.

              Wheeled objects with the exception of wheel chairs and baby strollers are not allowed on concrete walkways, tennis and shuffleboard courts, and pool deck or in buildings.

              Skate boards, rollerblades or inline skates, scooters are not allowed on Riverwoods property

              You must be 18 years of age, or accompanied by an adult in order to use the Billiard room.

              Alcoholic beverages cannot be consumed in any common area except at special planned Board approved events.

              Smoking is prohibited in all condominium buildings including restrooms.

              Children under 14 years of age must be accompanied by an adult while on the tennis/pickleball courts.

                Swimming Pool

                You are requested to take a shower before entering the pool or spa or before re-entry if you have applied tanning lotion or sunscreen.

                Please use a towel on the lounge chairs or equipment.  Tanning oils with bronzers stain our furniture.

                Children must be accompanied by an adult while at the pool.

                No diving or jumping into the pool.

                No food or alcoholic beverages permitted in the fenced pool area.

                  You must be a resident or an overnight guest to participate in any planned activity.

                  Your day guests may use the recreational facilities if they are accompanied by you.

                  Contact the Activity Director regarding any questions on use of recreational facilities or participation in planned activities. 

                  There are several exercise classes available including pool walking and aerobics, body pump, yoga and many more.  Check the monthly activity calendar in the Reflections newsletter for days and times.

                  The community has a Health and Wellness Committee, which provides seasonal CPR/AED courses as well as training for the fitness room equipment are available in season.  Please check for details in the Reflections newsletter, as well as the rppost and community channel 95.

                  We have six AED units placed throughout the community. Locations are: The Welcome Center, Wheeler Hall, The front Tennis Courts as well as the Bocce and Volleyball courts, The Health/fitness building, and the maintenance building.

                    WATER USAGE REGULATIONS

                    Even numbered addresses may water on Sunday and Thursday

                    Odd numbered addresses may water on Saturday and Wednesday

                    Please set your timers accordingly.  The pumps are on between 4:00am and 9:00am.  You may water between 5:00am and 9:00am.  From 4:00am until 5:00am the commons are watered. 

                    It is recommended that you water no more that 20-25 minutes per zone.

                    Manual Hose watering is between 6:30am and 9:00am.

                    All outside watering of plants, trees, and sod are to be done with irrigation water (red/orange pipes) only.

                    BLUE WATER is prohibited and is highly regulated!  It cost ALL OWNERS money.

                    Vehicle washing facilities are available at the boat yard.  This a cost savings to the community, the community does not pay sewage rates on the water used. Do Not Wash your vehicle anywhere but the facility at the boat yard.  This is a Board Policy!

                    Anyone watering after 9:00 am on Wednesday, Thursday, Saturday, or Sunday is in violation of watering regulations.  First offense will be a warning.  The second offense will be reported to the Board of Directors and may result in fines up to $100 (see docs).  Continued violations may require notification to local authorities.  The above are a combination of Riverwoods, Lee County, and South Florida Water Management Regulations.  These regulations are subject to change at any time.  If these regulations change, notice will be posted on the Health Building bulletin boards and channel 195, and the www.riverwoods.com
